How much sealer do I need for my driveway?
Plan on 0.10 to 0.15 gallons of mixed sealer per square yard, per coat, with two coats as the standard specification. A typical 800 sq ft driveway (89 square yards) needs about 22 gallons of mixed sealer across two coats, which is roughly 18 gallons of concentrate, or four 5-gallon pails.
Those rates come from the Colorado Asphalt Pavement Association's published seal coat best practices, which specify a mix application rate of 0.1 to 0.15 gallons per square yard and call for two coats in all areas, with a third coat only where traffic is heavy.

Why the coverage on the pail runs short
Most driveway sealer labels quote something like 400 to 500 square feet per 5-gallon pail. That figure assumes a single thin coat on a smooth surface. Under the two-coat specification, the same pail covers roughly 190 to 280 square feet, so the label overstates real coverage by about half.
At 0.10 gal per square yard, a gallon of mixed sealer covers about 90 sq ft per coat. At 0.15 gal per square yard, it covers about 60 sq ft. Once you account for the water already in the mix and a second coat, a 5-gallon pail of concentrate covers roughly 190 to 280 sq ft of driveway, not the 400 to 500 on the label.

Buying to the label number is the most common reason a driveway job stops halfway through the second coat. Running out mid-coat leaves a visible lap line where the new batch starts, and it cannot be blended away afterwards.
The method
How to calculate driveway sealer step by step
Five steps take you from a tape measure to a pail count.

Measure the driveway in square feet. Multiply length by width. For irregular shapes, break the area into rectangles and add them together. Divide by 9 to get square yards, which is the unit sealer coverage rates use.

Judge the surface condition. A smooth driveway sealed within the last three years takes about 0.10 gallons per square yard per coat. Average weathered asphalt takes about 0.125. Porous, rough, or never-sealed asphalt takes about 0.15.

Multiply by the number of coats. Two coats is the standard specification. Multiply your square yards by the application rate, then by the number of coats, to get total mixed sealer in gallons.

Back out the water to get concentrate. Mixed sealer is concentrate plus 20% to 30% water. Divide the mixed gallons by 1.25 (at 25% dilution) to find how much concentrate you actually buy.

Round up to whole pails. Sealer sells in 5-gallon pails. Divide your concentrate figure by 5 and round up. Running short mid-job leaves a visible lap line where the second batch starts.
Worked example
A driveway measures 40 ft by 20 ft. The asphalt is 8 years old, lightly weathered, and was last sealed a long time ago.
- 40 × 20 = 800 sq ft, ÷ 9 = 88.9 square yards
- Average condition = 0.125 gal per SY per coat
- 88.9 × 0.125 × 2 coats = 22.2 gallons of mixed sealer
- At 25% water: 22.2 ÷ 1.25 = 17.8 gallons of concentrate
- 17.8 ÷ 5 = 3.6, so buy 4 pails
- Water to add: 22.2 − 17.8 = 4.4 gallons
- Sand at 300 lb per 100 gal: 53 lb

Timing
When can you sealcoat, and when should you?
Sealer should not be applied unless the pavement temperature is at least 50°F and the air temperature is 50°F and rising, with no freezing expected for at least 24 hours, and never in wet weather or when rain is anticipated within eight hours after the job is finished.
Those are the Colorado Asphalt Pavement Association's conditions, and they are the hard limits. Emulsion can be damaged by freezing, so it also needs protection any time the temperature drops below 40°F, including in storage.
How often is a separate question
The common advice is to seal every two to three years. The Asphalt Institute gives no interval at all. Its guidance is condition-based: sealing is effective to renew surfaces that have gone dry and brittle, to seal small surface cracks and voids, and to inhibit raveling, so it should be done as soon as any of those show up. It also notes that a well-built, low-traffic driveway should not require sealing for approximately 2 to 5 years.
Seal when the surface tells you to, not when the calendar does. A grey, chalky surface, loose aggregate underfoot, fine surface cracking, or visible voids all mean seal now. None of them present means sealing buys appearance rather than service life.

Prep
What has to happen before the sealer goes down
Sealer bonds to a clean, sound, dry surface and nothing else. The preparation sequence is specified, and skipping steps is what causes peeling.
- Patch first, then wait. Pavement softened by petroleum or failed for any other reason gets removed to the full depth of the damage and replaced. That patch then needs 30 to 90 days to cure before sealer goes over it.
- Fill the cracks that qualify. Clear vegetation and debris to a depth of at least 1/2 inch, then fill cracks with hot rubberized crack sealant. Ignore hairline cracks under 1/4 inch — the seal coat closes those. Cracks over 1 1/2 inches need a hot-applied mastic or full replacement.
- Clean the surface immediately before sealing. Mechanical blowers and sweeping, or water. If you wash it, the surface has to dry completely first.
- Prime oil spots. Oil and fuel contamination stops sealer bonding. An oil spot primer compatible with your sealer emulsion goes on those areas first.

The basics
What does sealcoating actually do?
Seal coat is a surface treatment, not a structural repair. Its purpose is to inhibit surface oxidation, water intrusion and petroleum degradation, and it also cleans up appearance. It does not add strength, it does not fix a failing base, and it will not bridge structural cracking.
The material itself is refined coal tar or asphalt cement combined with polymers, mineral fillers, emulsifiers, specialty chemicals and water. Sand or aggregate is added on site to restore slip resistance and give the film body.
If your driveway has interconnected alligator cracking or potholes that keep reopening, sealing the surface treats a symptom. Those are base failures, and sealer poured over them buys nothing.

The Colorado Asphalt Pavement Association calls for two coats of quality plant-mixed, mineral-filled pavement sealer across all areas, with a third coat only in high-traffic areas. A single coat covers more area per pail but gives a thinner film that wears through sooner.
Sealer should not be applied unless the pavement temperature is at least 50°F and the air temperature is 50°F and rising, with no freezing temperatures expected for at least 24 hours (Colorado Asphalt Pavement Association). It should never be applied in wet weather or when rain is expected within eight hours of finishing. Emulsion can be ruined by freezing, so it needs protection any time the temperature drops below 40°F.
Late spring through early autumn, when you can reliably get pavement above 50°F, a rising air temperature, and an 8-hour dry window after application. The practical limit is not the calendar but the forecast: you need no freeze for 24 hours and no rain for 8 hours after the last coat. Early autumn also means the surface goes into winter sealed against water intrusion.
Drying and curing are different things. The rain-vulnerable window is about eight hours: the Colorado Asphalt Pavement Association specifies not applying sealer when rain is anticipated within eight hours after the job is finished. Freezing has to stay away for at least 24 hours. Exact foot-traffic and vehicle-traffic times vary by product, film thickness, humidity, and temperature, so follow the times printed on your sealer.
On condition, not on a calendar. The Asphalt Institute advises that sealing "should be done as soon as any of these distresses are noted" — a surface gone dry and brittle with age, small surface cracks, surface voids, or raveling. It also notes that a well-designed and constructed low-traffic pavement such as a driveway "should not require sealing for approximately 2 to 5 years". Sealing a driveway showing none of those signs buys appearance rather than service life.
Not right away. The Asphalt Institute puts the first seal coat on a well-built low-traffic driveway at roughly 2 to 5 years out, depending on climate severity and the quality of the original work. New asphalt still has volatiles to release as the mix hardens, and sealing over it too early traps them. Any patching also needs to cure 30 to 90 days before sealer goes over it.
Yes, but not every crack. The Colorado Asphalt Pavement Association specifies filling cracks with hot rubberized crack sealant while ignoring hairline cracks under 1/4 inch, which the seal coat itself closes. Cracks over 1 1/2 inches need a hot-applied mastic or full-depth replacement rather than sealant. All cracks must be cleared of vegetation and debris to a depth of at least 1/2 inch before anything goes in.
Sand or aggregate restores slip resistance and adds body to the film, which helps it fill surface voids and wear more evenly. The Colorado Asphalt Pavement Association specifies washed dry silica sand or boiler slag, free of dust, clay and organic material, at 200 to 500 pounds per 100 gallons of sealer emulsion. The calculator above defaults to 300 pounds per 100 gallons and lets you change it.
Typically 20% to 30% of the sealer emulsion concentrate by volume, though the exact dilution varies by manufacturer and should follow their instructions. For 100 gallons of concentrate that is 20 to 30 gallons of water. The water must be potable and free of harmful soluble salts, at a temperature of at least 50°F. The calculator defaults to 25% and lets you adjust it.
